Thinking about making the move to St. George, Utah?

I speak with hundreds of people every month who are thinking about moving to St. George, Utah but have a lot of questions about our location. Which is totally understandable. When you are thinking about buying a home for sale in St. George, you want to make sure you are choosing the right place to relocate. I'm going to cover the top 3 most commonly asked questions I get. What is the property tax rate in St. George, Utah? 

St. George, Utah and the surrounding areas enjoy relatively low property taxes, compared to other desirable locations. On average, the property tax rate for a primary residence is right around a half a percent. If it's a second home or investment property, the tax rate is right around 1% depending on the city. This is a handy calculation tool that will tell you the taxes based on purchase price and city.

What's the Weather Like in St. George?

Does St. George get hot? Does St. George get snow? Does it flood in St. George? These are a few of the questions I've gotten about the weather in St. George.

Summers get hot. Usually from mid June to mid September. Sometime it'll cool off during the summer with monsoons and sometimes it'll stay hot for a hundred days. It's hard to predict. But it is in the Mojave Desert. So it's a dry heat. Kind of like an oven...thank goodness for swimming pools and Pine Valley!

My grandma, who was born and raised in St. George, used to always call it "hotter than hell" St. George. She and my grandpa would spend every summer at their property on Cedar Mountain to escape the heat, which is only 90 minutes away and is a great summer retreat.  I honestly love the summers because there are so many fun water recreational activities (i.e. Sand Hollow, Quail Creek, The Narrows, Lake Powell...) and the mornings are gorgeous. Plus, just like my grandparents did, you can always escape to the nearby mountains to cool off.

Enough about the heat, let's talk winters. Our winters are usually mild, but can be abnormally cold just depending on nature. We get a little bit of snow every other year or so, but it usually melts within a day.

Nights go below freezing and there will be a few days of weather in the 30's but usually it's possible to be outside all winter and hike and golf.

How is the healthcare in St. George? 

I get asked this question a lot and I can honestly say we have amazing healthcare options in the St. George area. My brother has been going through melanoma cancer treatments for over a year and has been so happy with the IHC Oncology department. My mother-in-law had a heart valve replacement four years ago and had a good experience. My son needed orthopedic surgery for a broken elbow three years ago and my husband and I were so impressed with Dr. Allred.

Sure I've heard complaints about a few things but for the most part the doctors and medical care are top notch. Intermountain Health Care is the number one employer in the county and is growing and expanding rapidly. There are so many great private practice physicians and clinics as well.
